Walk into any open home and you’ll hear the same lines. “It’s a rare opportunity.” “Buyers are fighting over this one.” “You won’t find better value in this area.”
Most of it is theatre. And it’s designed to do one thing: rush you into a decision.
What Sales Spin Sounds Like
“The market is moving fast” — often means the agent needs a quick sale to free up their calendar. Not that you need to move fast.
“This will go to auction” — sometimes true, but used frequently as artificial urgency even when there’s no genuine competition.
“We’ve had strong interest” — a vague phrase that means nothing without numbers attached.
What to Do Instead
- Ask for written evidence of any claim — comparable sales, days on market, buyer enquiry numbers
- Verify comparable sales yourself on CoreLogic or PropTrack — don’t rely on the agent’s selected examples
- Ask the hard questions: “What’s the vendor’s absolute minimum?” “Has the price been dropped?”
- Walk away if you feel pressured. The right property will still be there tomorrow
